What conditions are there to complete?
You have to be between 22 and 30 years.
The period with more difficulties to emancipate is the period between the 22 and 30 years of age.
To have a regular source of incomes which do not be superior to 22.000 euros gross per year. This includes self-employed workers (1) or employed workers, also includes to the grant holders of investigation, and the people who receive unemployment benefit or a pension for incapacity.
If your monthly incomes approximately, does not exceed that of 1.500 net euros, you will be able to use this financial grant. 8 of out of each 10 employed young persons are in this situation.
To prove a seniority of a minimum 6 months inmediately before the moment of the application form, or a foreseen duration of the source of incomes as a minimun of 6 months to be counted from of the day of its application form.
If you have been working during the last 6 months we will check it directly with the social security, or if in the next 6 months you are going to be working and earning incomes in a regular way, you must provide copy of your contract.
You have to be the holder of the rental contract.
The rental contract of your property has to be in your name, or unless you are with one of the people that are signing.
The foreigners not member of the UC must have the legal permanent residence in Spain.
If this is your case, you must have the authorization of permanent residence, which is given to you if you prove that you have lived legally and continually in spanish territory during five years.
What are the characteristics of the assitance?
The duration is 4 years, can be consecutive years or not.
It means that you can divide the duration of the assitance. For example if after three years you do not receive the rent for emancipation, when you need it again and if you still fulfill the conditions, you can ask again for the assistance for the remaining year.
Only will exist one assistance for every habitual rented home. You will receive the benefit if you are already been renting.
In case that the rental contract has been signed for more than a person, the amounts of the financial grants to everyone who has right to get it, will be the result of dividing the amounts of the financial rent between the total number of persons signing.
For example, if you share your home with a friend, the contract is in the name of both, and you must fulfill the conditions, you will have 105 euros monthly for each one.
The owner of the property cannot receive the financial grant(2).
The loan and the cost of the legal guarantee only will be able to be received just once. It will be given only for new rental contracts.
The payment of the assistance of 210 euros will be done every month, after checking that the tenant has done the transfer of the monthly rent to the owner.
Rental contract between close relatives will not be accepted (first or second degree of kinship or affinity).
If some of these circumstances were modified, the beneficiary will have to notify of it inmediately to the Organisation in which recognized the person for the right to receive the financial grant, to take the corresponding solution and communicate it to the Ministry of Housing.
*The recipient can not have a patrimony superior to 108.182,18 euros.
What are the necessary steps to get the help?
Almería Estates S.L will be in charge of the presentation of the application form in the corresponding Organisation which be competent with regards to housing in the autonomous region where the property to be rent be situated.
The autonomous administration will check that all the requirements are fulfilled to get the rent of emancipation, and will communicate it in a maximun date of two months.
With the resolution of the autonomous region, the person will have to go to the bank to ask for the payment. After checking that the petitioner has done the transfer of the payment of the monthly rent to the owner, the Ministry of Housing will deposit in the petitioner´s bank account the amount of the financial grant.
If the petitioner still does not have the rental contract, he will be able to ask the provisional recognition of the right to the rent. In this case, he/she will have three months from the recognition of the right to look for a house and to present a new application form presenting the rental contract. The Autonomous Region will check the details and will communicate the definitive recognition of the right to the rent. Inmediately, the Ministry will deposit the financial grant in the petitioner´s bank account, from the month when the rental contract was presented.
What is the documentation which has to be presented to get the help?
It is enough with the presentation of the application form in which are all the personal details to check that all the requirements has been fulfilled (age, number of Social Security, Catastral reference of the house, number of the bank account, etc), And a copy of the rental contract.
In some cases it will be necessary to present different documentation to prove the fulfilment of other requirements.
ALMERIA ESTATES, SL, will be in charge, through its qualified staff, to check that the tenant is fulfilling all the requirements.
Is this help compatible with another financial grants?.
The rent of emancipation is compatible with the tax reduction to the tenant. From the Income Tax Declaration of 2008 (which is presented in 2009) will be possible to deduct the 10.05% of the amount which has been paid in concept of rent of the house, up to a specific maximun, always that the annual incomes under 24.000 euros in net.
Also, will be compatible with the financial grants, subventions or fiscal benefits which are established by the Autonomous Regions according with its competences.
The rent of emancipation is not compatible with financial grants valid according with the Plan Estatal de Vivienda and which are given to the tenant.
